An important aspect of managing estates is dealing effectively with issues arising and communication. Heritage is proud of the fact that we provide clients with a report detailing progress of issues relating to each estate. This is updated on a regular basis (dependent on the requirement and size of estate) and sent to the client. This ensures clients are kept informed of ongoing issues, whether it is simply details of estimates obtained or repairs being carried out.
A popular part of Heritage’s service is the concise and easy to read financial reports provided to Directors. The report presents a full analysis of expenditure and income on a month by month basis providing complete financial transparency. Expenditure forecasts can also be included allowing Directors to quickly establish actual performance against budget. Copy bank statements are also available on request.
Another key facet is the separately named bank accounts (in the name of your estate) provided by Heritage for all clients. Heritage operates current accounts and high interest accounts through national banks, though we encourage clients to maintain their own savings accounts for estate reserves. This ensures that Heritage only holds funds to an agreed maximum level and clients hold the balance of the funds, to provide peace of mind.
All Heritage clients set a pre-agreed authorised expenditure limit. Expenditure items over the limit will require prior approval from the client, providing complete financial control.
Heritage will advise clients on new legislation, the impact this may have on estates and assist with implementation. In recent times, there has been a raft of new legislation which has impacted residential developments and estates. From new Fire Safety Regulations to Control of Asbestos Regulations and the UK ban on smoking in public places to name a few.
It is Heritage's view that the health and safety of residents is paramount. A Health and Safety Audit (an estate health check) can be arranged to analyse health and safety risks. The survey will include all buildings and communal areas of the estate and will make recommendations as to how health and safety can be improved. Heritage can arrange for specialists to carry out the Health and Safety Audit, which can be undertaken at the same time as Fire Risk and Asbestos assessments.
Heritage provides a complete in-house Company Secretarial service for Management Companies. This includes but is not limited to registration and completion of property transfers, issue of share certificates and completion and submission of annual returns with Companies House. The statutory books, such as the register of members and Directors etc will also be maintained and updated. This service is provided free of charge to clients as part of our comprehensive management service.
