Contractors Code of Practice

All contractors engaged by Heritage are independent and agree to our Code of Practice to ensure high standards and compliance with Health & Safety Regulations. Contractors are not charged administration or vetting fees and Heritage does not receive any fees or commission from them. Contractors nominated by clients can be employed as long as they sign the Code of Conduct.

Income & Expenditure Analysis Reports

A clear, concise and easy to read financial report provided to Directors detailing full analysis of expenditure and income on a month-by-month basis, providing complete financial transparency.

Estate Progress Reports

Reports detailing the progress of ongoing maintenance issues relating to the estate keeping clients up to date on all matters arising.

Separately named bank accounts

Heritage operates separately named bank accounts for each client protected by statutory trust and legislation with copy bank statements available upon request.

Pre Agreed spend limits

An expenditure limit is pre-agreed to ensure minor repairs can be dealt with promptly. All expenditure in excess of the set limit will be referred to Directors for prior approval, ensuring complete financial control.

New Legislation

Through its association with various corporate bodies Heritage is able to provide advice to clients on new legislation to ensure that Directors are aware of their legal responsibilities.

24/7 Emergency Assistance

An out of hours emergency service is provided so that should a communal maintenance emergency arise, help and support is at hand.

Risk Assessments

Heritage arranges for Fire, Asbestos, Water and Health & Safety Audits to be completed as this is a legal requirement and will implement requirements and recommendations. Heritage produces active risk registers which are updated annually following an annual risk review/inspection.

Company Secretarial Services

Heritage provides a complete Company Secretarial service as part of the standard management duties which includes (but is not limited to) being the registered office, maintaining and updating registers, completion and submission of annual returns to Companies House.

Complaints Procedure

Heritage supports a positive approach to handling complaints. Written procedures are available on application and can be requested via the enquiries page.
